We have 4 options for you as a landlord to choose from when letting out your property.

TENANT FIND / LETTING ONLY SERVICE

If you’re an experienced Landlord and prefer managing your own property yourself but just need a helping hand in finding suitable tenants then that’s no problem at all as we offer a Tenant Find Service where we advertise and promote your rental property on all major property portals, accompany all viewings, find suitable tenants and then prepare the legal documents and get them signed, lodging your deposit and then finally moving your new tenants in to your property.

RENT COLLECTION SERVICE

We also offer a Rent Collection Service which is basically everything that we offer in the Tenant Find / Letting Only Service along with the additional service of Collecting the Rent each Month or whenever its due, so we deal with all the money side of things for you so that you do not have too.

FULLY MANAGED SERVICE / PROPERTY MANAGEMENT  

This is the most popular service that we at Charles & Co Letting Agents offer to our Landlords.  The Fully Managed Property Service is where you sit back and let us do all the hard work.  It says it all in the name and Fully Managed truly means we do everything from advertising your property, finding you a suitable tenant, preparing all legal documents, registering their deposit, moving the tenants in to the property, collecting rent each month and deal with any maintenance or property issues and managing the property itself making sure its always in the same condition as when we first give to our tenants.

OPTION 1

TENANT FIND / LETTING ONLY SERVICE

  • Fully Market and Advertise your property in the best possible way.
  • Accompany all viewings.
  • Finding you suitable tenants.
  • Prepare Legal Documents and personalise the tenancy agreement if need be.
  • A Detailed Inventory can be done. (Price on request)
  • Deposit Registration.  
  • Move the tenants into the property.
  • Hand the rest over to you.

OPTION 2

RENT COLLECTION SERVICE

Everything from Option 1 is Included in Option 2 as well as collecting your Rent each month and dealing with all the monies due from the rent and your tenants and sending it over to you.

Priced at £295 plus 5% of the Monthly Rent.

OPTION 3

FULLY MANAGED SERVICE / PROPERTY MANAGEMENT

This is the complete and most popular option which takes away the stress and worries in letting out your property.  The tenants call us NOT you. We deal with your tenants so you don’t have too and manage your property / investment.
Here we:
  • Fully advertise and Market Your Property.
  • Accompany All Viewings.
  • Finding you suitable tenants.
  • Prepare Legal Documents / Tenancy Agreement.
  • Detailed Inventory. (Price on request)
  • Register Deposit.
  • Move New Tenants into the Property.
  • Property Inspections are carried out twice in a 6 Month contract or 4 times in a 12 month contract which includes the final inspection which is at the end of each contract when the tenancy ends.
  • Property Maintenance / Oversee All Repairs.
  • Collection of Monthly Rent.
  • Issuing the Landlord with Monthly, Quarterly or Annual rental statements.
  • Deal with any Property Issues.
  • Deal with any Tenant issues.

Priced at £295 Plus 8% of the Monthly Rent.
